What does carpet fitting cost in London?

Supplied and fitted carpet runs from £6.99 per m² for a 6mm hard-wearing loop to £15 to £18 per m² for a 12 to 15mm twist. Fitting on its own, where you have already bought the carpet, is quoted separately, as is lifting and disposing of the old floor, because both depend on room size and condition.

What you are buying Price Notes
6mm hard-wearing loop, supplied and fitted £6.99 per m² Entry level, good for rentals and low-traffic rooms
7mm twist, supplied and fitted £7.50 per m²
11mm soft-touch Saxony, supplied and fitted £10.99 per m²
11mm hard-wearing twist, supplied and fitted £12.50 per m² The usual choice for stairs and hallways
16 to 18mm soft-feel Saxony, supplied and fitted £15 to £17 per m²
12 to 15mm twist, supplied and fitted £15 to £18 per m²
Acoustic underlay £2 to £5 per m² Specified by the impact sound reduction your lease requires
Subfloor preparation £4 to £8 per m² Levelling compound, ply overlay or board repair
Stair runners £8 to £15 per tread Depends on the method and whether rods are fitted
Commercial carpet tiles £4 to £7 per m²

A standard 12 to 15 m² bedroom comes out at £150 to £300 fitted, depending on the range. Our full carpet fitting prices per square metre are published for every range we stock, and a free site survey turns them into a fixed written quote with no variations afterwards.

What Affects Carpet Fitting Prices in London?

Three things change a London price more than the carpet does: stairs, because each tread is fitted individually; the subfloor, because a floor that is not flat has to be made flat before anything is laid; and access, including parking suspensions and the Congestion Charge where the job sits inside the zone.

What we fit

We install every floor type a London property calls for, residential and commercial.

Carpet fitting

Power-stretched and knee-kicked to a flat, ripple-free finish, with seams placed to follow the pile direction so they disappear across a large room, and gripper rod set the correct distance from the wall. Read more about our carpet fitting service in London.

Stair carpet and runners

Fitted waterfall or Hollywood depending on the nosing, with rods where you want them, on straight flights, winders and Victorian staircases. We fit stair carpet runners as a standalone job or as part of a whole-house fit.

LVT and laminate

Laser-aligned click-lock and glue-down, with the subfloor brought to a 3mm tolerance and expansion gaps calculated so joints do not lift when the flat heats up. See how we approach LVT and laminate flooring installation.

Vinyl, linoleum and safety flooring

Sheet and tile, welded where the room needs a sealed floor, for kitchens, bathrooms and commercial spaces.

Acoustic underlay for flats

High-density underlay achieving 17 to 19 dB impact sound reduction, specified against what your lease or building control requires.

Underfloor heating compatible carpet

Carpet and underlay combined kept at or under 2.5 tog, so the heat reaches the room instead of being insulated away.

Subfloor preparation and levelling

Board repair, ply overlay, latex screed and moisture testing before anything is laid.

Carpet stretching and repairs

Where the carpet itself is sound, it rarely needs replacing. Carpet stretching pulls ripples and loose edges back tight, carpet repairs deal with lifting seams and worn patches, and carpet burn repairs cut in a matching section rather than replacing the room.

Sealant and finishing

Sealed edges and joints where moisture is a risk, plus thresholds and trims. See our sealant and floor finishing service.

Flats and leases

Acoustic underlay for London flats

If you live in a flat, the rule that governs your floor is usually your lease, not the building regulations. Most London leases require a carpet or an acoustic layer in habitable rooms, and many managing agents ask for a stated impact sound reduction before they will approve the work. Approved Document E of the Building Regulations sets sound insulation requirements for flats, rooms for residential use and houses, and applies to new build and conversions rather than to swapping a carpet in an existing flat.

We fit high-density acoustic underlay achieving 17 to 19 dB impact sound reduction, and we will put the product’s rating in writing so you can send it to your managing agent before the fitting date.

How the installation runs

Free site visit and measure

We measure the rooms, check the subfloor, note access, parking and stair details, and take moisture readings where the floor is concrete or newly screeded. You get a fixed written quote listing carpet, underlay, grippers, door bars, preparation and disposal as separate lines, so you can see what each part costs.

Subfloor preparation

Old floor lifted and taken away where you have asked for it, boards secured, levelling done, moisture re-checked. Nothing is laid on a floor that is not ready.

Installation

Gripper rod set, underlay laid and taped, carpet power-stretched, seams rolled along the pile direction, edges finished at doorways and thresholds, doors eased where the new floor height needs it. Expect 10 to 15mm of added height with new carpet and underlay.

Handover

We walk the room with you. Flat with no ripples, seams you cannot find at standing height, edges tight to the gripper, doors opening cleanly, offcuts left for you or removed, and the room clean. Anything that is not right on the day gets put right before we leave, and rippling or seam failure after that is covered by the workmanship guarantee.

Underfloor Heating Installation Cutaway

Carpet over underfloor heating

Carpet works over underfloor heating as long as the carpet and underlay together stay at or below 2.5 tog. Above that, the floor insulates the room from its own heating. We check the tog of both layers before ordering and will tell you if a carpet you have chosen will not work over your system, rather than fitting it and leaving you with a cold flat and a high bill.

Subfloor preparation in period properties

Victorian and Edwardian houses across London sit on suspended timber floors that have moved for a century. Boards cup, nails lift, and joists are rarely level end to end. New-build flats bring the opposite problem: a screed that looks dry and is not.

Before we lay anything we check the subfloor for moisture, and we do not fit until relative humidity reads below 75%. Then we make the floor flat: loose boards screwed down, proud nails punched, a ply overlay or a latex levelling compound where the surface needs it, and for LVT a 3mm tolerance across the room. This is the part of the job that decides whether the floor is still flat in five years, and it is the part every quote that looks suspiciously cheap has left out.

Why London customers choose us

Published prices

Our per-square-metre rates are on the website. Most London fitters make you request a quote before they will tell you anything.

A written specification, not a verbal promise

The quote names the underlay, the tog rating, the gripper spec, the preparation and the disposal. You can compare it against any other quote line by line.

Work to the current standard

We fit to the recommendations of BS 5325:2021, the code of practice for installing textile floor coverings.

Specialists in London property types

Victorian terraces, converted flats, new-build apartments, HMOs and commercial units each need a different approach to the subfloor, the acoustics and the access.

Clean, contained installation

Furniture handled, dust contained, offcuts and packaging removed, and the room left ready to use.

Workmanship guarantee

If the carpet ripples or a seam opens because of the fitting, we come back and fix it.

Common questions

Yes. Fitting-only is quoted on its own, based on the rooms, the stairs and the preparation needed.

Yes, and it is quoted separately, because the cost depends on the size and condition of what is coming up.

Victorian properties commonly have suspended timber subfloors with uneven boards, gaps, and moisture issues. Our preparation process includes: moisture testing (concrete must be below 75% RH), DPM installation where needed, securing loose boards, 6mm flooring-grade ply-boarding to create a flat stable surface, and levelling compound for height variations above 3mm. This ensures gripper rods hold securely and the carpet performs correctly long-term.

Yes to both. Commercial carpet tiles run £4 to £7 per m², and out-of-hours work is arranged when the space cannot be closed during the day.

Not directly. Boards move and telegraph through the plank, so they need a ply overlay or a levelling compound first, then a 3mm tolerance check.

A firmer, thinner underlay rather than the thickest one available. Deep underlay on a tread feels soft underfoot and wears at the nosing.

No. The survey and the written quote are free, and the quote is fixed.
