Most London Flooring Fails at the Foundation, Not the Surface
Moisture is the biggest single cause of flooring complaints. The Flooring Industry Training Association (FITA) attributes 85% of complaints to it. In London that risk is everywhere, from Victorian ground floors in Islington to new-build apartments in Canary Wharf, where the screed may not have fully dried before handover.
When a fitter skips the subfloor checks, the problems appear later: hollow-sounding boards, opening joints, lifting tiles and adhesive that never fully bonds. A better floor covering won’t fix any of them.
That’s why subfloor preparation is our first service, not an optional extra. We test concrete and screed with a calibrated hygrometer against the limits used in the British Standard codes of practice: 75% relative humidity for LVT and vinyl (BS 8203) and 65% for wood flooring (BS 8201). Where readings are higher, we apply a liquid damp-proof membrane (DPM) before levelling. Need carpet in other rooms too? See our carpet fitting in London service.
75% RH
Moisture limit for LVT and vinyl without a DPM (BS 8203)
65% RH
Moisture limit for wood flooring (BS 8201)
Flooring Installation Services in London
Every service below starts with the same subfloor checks. You choose the floor; we match the preparation and fitting method to it.
Advanced Subfloor Preparation & Screeding London
We carry out a digital moisture and level audit on every project, whether the subfloor is concrete, screed or timber. Depending on the readings, we apply a liquid DPM, lay a high-compression self-levelling compound, or overboard timber floors with plywood. This matters most on damp Victorian ground floors, basement and ground-level conversions, and older timber floors with uneven or loose boards. LVT is thin and flexible, so any ridge or dip left in the subfloor will show through the finished floor. Levelling is what prevents it.
Luxury LVT Flooring Installation London
We install glue-down and click-system LVT from Amtico, Karndean and equivalent premium brands. Glue-down LVT is bonded directly to a smoothed, levelled subfloor. Click LVT locks together and floats over an underlay. We recommend the right system for your room after the subfloor audit. Herringbone LVT is one of our core specialisms, particularly for hallways, kitchens and open-plan living spaces.
Engineered Wood & Hybrid Flooring Fitting London
Engineered wood and SPC hybrid floors move with temperature and humidity, so we calculate expansion gaps for each material and room instead of using one generic gap. We fit over a DPM where the subfloor needs one, use the correct ply-boarding on timber subfloors, and follow the adhesive manufacturer’s temperature requirements on bonded installations. Boards are acclimatised for the period the manufacturer specifies. We also protect wear layers of 3mm and above, so your floor can be sanded and refinished in years to come.
Flooring Over Underfloor Heating
Engineered wood, LVT and SPC can all be fitted over underfloor heating, provided the manufacturer approves that specific product for it. Before fitting, we check that approval, the maximum floor surface temperature the manufacturer allows, and the switch-off and gradual restart schedule your heating needs around a bonded installation. Solid wood needs more caution and isn’t always suitable. Choosing carpet for a heated room instead? See underlay for underfloor heating.
Herringbone & Chevron Pattern Specialists London
We set out herringbone, chevron and Versailles patterns in engineered wood, LVT and solid parquet. Layouts are laser-aligned to the room’s architectural focal point, such as the main doorway, a fireplace or the line of a hallway, so the pattern looks straight from where you see it most. Reference lines are marked before the first block goes down, and the pattern is laser-checked as the floor progresses.
Part E Acoustic Flooring Compliance, London Flats & Conversions
Part E of the Building Regulations sets sound insulation standards for floors between homes. It applies when flats are built new or formed by conversion. Floors in purpose-built flats must achieve at least 45 dB airborne sound insulation (DnT,w + Ctr) and no more than 62 dB impact sound (L’nT,w). In flats formed by conversion, the figures are at least 43 dB and no more than 64 dB.
These figures are measured on the finished floor and ceiling construction, so no underlay can guarantee compliance on its own. What we do is fit acoustic underlays with manufacturer test data, installed to the manufacturer’s detail, to support the result your acoustic consultant or building control officer needs. Replacing flooring in an existing flat? Check your lease as well: some leases require the freeholder’s consent and a minimum acoustic specification before a hard floor goes down.
62 dB
Maximum impact sound, purpose-built flats
64 dB
Maximum impact sound, flats formed by conversion
Floor Level Transitions & Threshold Engineering
Where a new floor meets tile, stone, carpet or an existing floor at a different height, we resolve the difference with subfloor ramping and custom-profile threshold bars, so there are no trip edges at doorways. Transitions are planned at the survey stage, so door clearances are known before fitting starts. If a door will catch on the new floor, our door easing service trims it so it opens freely.

Why Our Engineering Standard Outperforms Competitor Flooring Fitters in London
A floor is only as good as the decisions made before it goes down. Here is our standard, and the question worth asking any fitter you’re comparing us with.
| What matters | Our standard | Ask any fitter |
|---|---|---|
| Subfloor assessment | Hygrometer moisture test and laser level survey on every job | Do you test moisture with a hygrometer, and will you share the readings? |
| Moisture protection | Liquid DPM wherever readings exceed the British Standard limit | What happens if my subfloor reads above 75% RH, or 65% for wood? |
| Expansion gaps | Calculated for each material and room | How do you set the expansion gap for this product? |
| Herringbone set-out | Laser-aligned to the room’s focal point | Where will the pattern start, and how do you keep it straight? |
| Acoustics in flats | Acoustic underlay with manufacturer test data; lease and Part E requirements checked | Which underlay are you proposing, and what is its tested performance? |
| Who fits your floor | Our own in-house fitters | Will your own team fit the floor, or a subcontractor? |
| Quotation | Fixed price from WhatsApp photos | Is the price fixed, and what could change it? |
| Guarantee | Written workmanship guarantee | What does your guarantee cover, and for how long? |
How We Install Flooring in London Properties
The same five stages on every job, whether it’s one hallway or a whole flat.
1
WhatsApp Photo Audit & Fixed Quote
Send photos of the room, the existing floor or subfloor, and the flooring you’ve chosen to 07578196079 on WhatsApp, with approximate room measurements. We’ll reply with a fixed-price quote for the preparation and fitting we can see. No visit is needed, and there are no hidden costs on the day.
2
Digital Pre-Installation Survey
Before work begins, we take calibrated moisture readings and a laser level survey on site. You see the readings before we start, and we keep them on record as the baseline for your guarantee. If the survey finds something photos couldn’t show, such as high moisture under an old floor, we explain the readings and agree any change to the quote with you in writing before continuing.
3
Subfloor Remediation & Preparation
Based on the survey, we apply a liquid DPM, self-levelling compound and/or plywood overboarding. Where a DPM or levelling compound needs curing time, we build it into the programme. Pattern alignment reference points are set out before any flooring is unpacked.
4
Precision Installation
We install using the manufacturer’s method for your product: glue-down, floating, nail-down or hybrid. That includes climate-specific expansion gaps, acoustic underlay where the building requires it, and threshold bars at every transition. Herringbone and chevron patterns are laser-checked throughout.
5
Completion Inspection & Aftercare Guidance
We inspect the floor joint by joint, remove all protective coverings and leave the room clean. You receive a written aftercare guide for your floor, plus a record of the expansion gaps, moisture readings and underlay specification. That record supports any future manufacturer warranty claim, because product warranties normally depend on the floor being fitted to the manufacturer’s instructions.
Flooring Fitting Prices in London
Every quote we send is fixed and itemised. These are the factors that set the price:
What sets the price
- Floor type and pattern: herringbone and chevron take longer than straight-laid planks because every block is set to a line
- Subfloor condition: a liquid DPM, levelling compound or plywood overboarding adds materials and time
- Removal of old flooring and adhesive
- Room shape and the number of doorways and thresholds
- Underlay specification, such as acoustic underlay in flats
| Service | Price guide |
|---|---|
| Vinyl and laminate (LVT) fitting | From £8.50 per m² |
| Underlay and soundproofing | From £1.50 per m² |
| Glue-down LVT fitting | |
| Engineered wood fitting | |
| Herringbone and chevron fitting | |
| Subfloor levelling and liquid DPM |
Carpet prices are listed on our pricing page.
Our Workmanship Guarantee
Every installation comes with a written workmanship guarantee of, covering. It sits alongside the manufacturer’s product warranty, and the moisture readings and completion record we give you are the evidence that your floor was fitted correctly.

Frequently Asked Questions
Why is subfloor preparation essential before installing LVT or engineered wood?
Because the floor covering takes on every flaw beneath it. A damp subfloor stops adhesive bonding and can cause lifting or warping; an uneven one shows through thin LVT and leaves boards hollow or flexing underfoot. Testing moisture and levelling first is what stops hollow sounds, joint failure and warping appearing months after fitting.
What is Part E compliance and is it required for my London flat?
Part E sets sound insulation standards for floors between homes, and it applies when flats are built or formed by conversion. For floors, purpose-built flats must reach at least 45 dB airborne and no more than 62 dB impact sound; converted flats at least 43 dB and no more than 64 dB. If you’re replacing flooring in an existing flat, your lease is the document to check, as some require consent and a minimum acoustic specification for hard floors. We fit acoustic underlays with manufacturer test data to meet those requirements.
Can I get a fixed quote without a home visit?
Yes. WhatsApp photos of the room and subfloor, the room sizes and your chosen flooring to 07578196079, and we’ll send a fixed-price quote. We still take moisture and level readings on site before work starts. If they show something the photos couldn’t, we agree any change with you before continuing.
What property types and flooring do you install?
We work in houses, flats and conversions [CONFIRM: property types] across all 32 London boroughs. We install LVT (including Amtico and Karndean), engineered wood, SPC hybrid, laminate and solid parquet, including herringbone, chevron and Versailles patterns.
How long does installation take?
A standard 30–50m² open-plan floor usually takes one to two days. If the subfloor needs screeding or a liquid DPM, allow up to an extra day for curing. We confirm the timeline in your quote.
How much does flooring fitting cost in London?
Vinyl and laminate (LVT) fitting starts from £8.50 per m² [CONFIRM: what’s included]. The final price depends on the floor type, the pattern, the subfloor preparation needed and the size and shape of the room. Your quote is fixed and itemised, so you can see exactly what you’re paying for.
Can you fit flooring over underfloor heating?
Yes, as long as the manufacturer approves your chosen product for underfloor heating. Many engineered wood, LVT and SPC products are approved; solid wood needs more caution. We check the manufacturer’s maximum surface temperature and heating schedule before fitting. [CONFIRM: UTK offers this.]
Can a new-build screed be too wet for flooring?
Yes. A new-build flat can be handed over before its screed is dry enough for flooring. We test with a hygrometer, and if the reading is above the limit for your floor (75% RH for LVT, 65% for wood), we apply a liquid DPM rated for that reading so the floor can go down without waiting for the screed to dry naturally.
Do you supply the flooring, or fit only?
[CONFIRM: supply and fit, fit only, or both.] If you’ve already bought your flooring, send us the product name and we’ll check the manufacturer’s fitting requirements before we quote.
